Owners throw in towel after 27 years Strong interest as beachfront caravan park auction nears
The park in Mackay cannot be redeveloped for private housing because it stands on land zoned for tourism ... but comes with planning approval for 72 beach houses. Dozens of potential buyers are understood to have shown interest and about 60 are expected to attend the sale of the five-acre, 50-site Seawinds Caravan Park at Mackay's Blacks Beach. "We have had very strong interest in the park," CB Richard Ellis real estate agent Peter Ward told Caravanning News. "There is a mix of investors and developers interested in the property which, in broad terms, is expected to sell for around $3 million." The caravan park, which has 80 metres of absolute beach frontage, has been owned by a Brisbane-based couple for about 27 years, but they have decided it is time to throw in the towel and retire. Mr Ward said the park provided a very stable and high cash flow business, underpinned by a very high occupancy rate. "There is a waiting list for people to get into this park because it is highly regarded for its friendly, relaxed atmosphere and great location. It is a low maintenance business providing a good income that could be improved with the implementation of operational efficiencies to drive revenue growth," he said. "The affordable price bracket would make this an ideal investment for a syndicate of locals, who could take advantage of the immediate cash flow afforded by the park operation while they assess the optimum time to commence any redevelopment project." The site is zoned as Special Activities (Tourism) and can only be used for holiday accommodation. The public auction will be held at the park in Bourke Street, Blacks Beach, on September 10 at 11am. * * * * Meanwhile, a developer is understood to have struck a $6 million deal to buy a beachside caravan park at Inverloch in Victoria. Standing on a 9000sq m block, the 86-site Mollers Caravan Park is likely to be redeveloped as apartments and shops. Selling agent Stockdale & Leggo declined to reveal details of the potential buyer. The two-and-a-half star park, 143km south-east of Melbourne, carried an $8 million price tag when it first hit the market last year.
